But the Dallas market proves that the traditional drivers of job and population growth, if robust enough, can still fuel strong sales and traffic for physical retailers in the e-commerce age. Location also continues to be every- thing for this market. For the seven or eight submarkets located within the In- terstate 635 loop, annual rent growth has been pushing 3 percent for several years, while vacancy continues to hover around the 5 percent mark. The ways and means by which these trends are impacting the operating strat- egies of tenants, landlords, developers, brokers and lenders are all covered in this month's feature story. We also check in on Houston's office market as the rebuilding effort from Hur- ricane Harvey continues. The extent to which brokers are concerned about im- mediate leasing opportunities and rising costs of repair jobs is explored in detail. With the onset of fall comes an uptick in our conference action as well.
