THOR EQUITIES SECURES CONSTRUCTION FINANCING FOR KIRBY COLLECTION HOUSTON — Thor Equities has se- cured construction fnancing for Kirby Collection, a new mixed-use develop- ment at 3200 Kirby Drive in Houston. The 1 million-square-foot residential, ofce, retail and entertainment devel- opment is located in the River Oaks neighborhood of Houston, bound- ed by Kirby Drive and West Main, Colquitt and Lake streets. The project features a 25-story, 385,000-square- foot residential tower with 199 apart- ments plus seven two-story town- homes and seven two-story loft spaces with private yards. The residences will overlook a deck with more than an acre of landscaped amenities, in- cluding a pool with cabanas, fre pits and a bar area. Kirby Collection's 13-story, 210,000-square-foot, Class A ofce building is located near down- town Houston, the Galleria/Uptown District, Greenway Plaza and the Tex- as Medical Center. The development is scheduled to break ground in Oc- tober and open in the fourth quarter of 2017. Richard Keating is the design architect for Kirby Collection, and Di- anna Wong Architecture + Design is the interior designer. Houston-based Kirksey is the architect of record. LIBERTY ACQUIRES THREE INDUSTRIAL BUILDINGS, 139 ACRES FOR $93M LA PORTE, TEXAS — Liberty Proper- ty Trust has acquired three industrial buildings and 139 acres of additional land in La Porte, a suburb of Houston, for $93 million. The 100 percent leased buildings consist of two rail-served facilities and a cross-dock building to- taling 921,196 square feet, and are lo- cated in the Port Crossing Commerce Center. The buildings are located in close proximity to both the Bayport container terminals and the Barbour's Cut terminal at the Port of Houston. Tenants in the park include Anheus- er-Busch, Gulf Winds, Ferguson En- terprises and Overland Distribution. Liberty plans to add an additional 2 million square feet of space to Port Crossing Commerce Center. Phase I of development, which could include a 408,000-square-foot cross-dock build- ing and a 105,000-square-foot rear- load building, could commence in 2016. Liberty Property Trust serves customers in the United States and United Kingdom through the devel- opment, acquisition, ownership and management of ofce and industrial properties. Liberty's portfolio spans 105 million square feet, including 729 properties. Star Cinema Grill's new 45,000-square-foot theater will be located at Miramesa Town Center, located at West and Fry roads in Richmond, a suburb of Houston. STAR CINEMA GRILL TO OPEN FIFTH HOUSTON LOCATION RICHMOND, TEXAS — Star Cinema Grill will build a 45,000-square-foot the- ater at Miramesa Town Center, located at the intersection of West and Fry roads in Richmond, a suburb of Houston. The Houston-based company has started construction on the new theater adjacent to Baybrook Mall, with plans to open its fourth location in Richmond near the intersection of Grand Parkway (Hwy 99) and Westpark Toll Road (FM 1093) in the spring of 2016. The dine-in theater concept provides a restaurant experience delivered seat side. Its menu features a selection of cocktails, local craft beers and wine. Kristen Barker with Wulfe & Co., a commercial retail real estate brokerage and property management frm, represented Star Cinema Grill in the lease transaction. Christie Amezquita and Jeanie Gibbs represented Read King, which will develop the Cypress location as part of the 50-acre, master-planned Miramesa Town Center.
